Several solutions are available, depending on your needs.

 Postal domiciliation at MIBI, the Montpellier International Business Incubator
You'll benefit from a reliable NBIA Soft Landings-certified address as well as call forwarding. Terms and conditions are available upon request.
 
  Domiciliation at the company manager's personal residence
 
Certain conditions apply in cities with populations over 10,000, such as Montpellier: the residence must be the company manager's main residence; the business activity must be exercised exclusively by yourself and it must not involve receiving clients or merchandise. If the residence is rental property, written approval by the owner is required.
 
 Temporary workshops
You may use Montpellier Agglomération's temporary workshops while you build your new commercial space in order to train your staff and get started with your activity. Rental contracts are temporary leases for up to 23 months.

Montpellier Agglomeration has 4 business centers available for you: 

 Start-up incubators
Designated by NBIA as Best Incubator of the Year 2007, our Business and Innovation Center (BIC) offers many services, including flexible hosting options (offices, workshops, laboratories, shared space), shared-cost services (fax, photocopy, secretarial services, telephone reception, training, database access and more). The greatest value-added offered by BIC is its personalized assistance for creating and growing your company. BIC's facilities include : 
  • Cap Alpha (3,500 m² / 37,000 ft²), located in close proximity to research centers; generally hosts technology companies and startups that are involved with healthcare and green technologies.
  • Cap Omega (5,300 m² / 37,000 ft²), located in the Eurêka business park, is dedicated to young startups specialized in information and communication technologies.

 Subletting
To get started, you may sublet space from another company. If that company holds a commercial lease, your sublet must be formally authorized in the lease and the property owner must take part in the sublet process.

 Short-term lease
There are a variety of short-term lease options for periods shorter than 24 months, offering the advantage of flexibility to meet your specific needs. The downside is the precariousness of your situation as a renter.

 Renting space: commercial leases
Of course, you may do like most industrial and commercial companies, and sign a "commercial lease" directly. In France these leases are governed by law (Art. L145-1 s. Code de commerce), above all in order to protect the renter.

 Buying space
> Full ownership acquisition
Foreign companies are allowed to buy land as well as commercial and industrial buildings from private or public owners. Legal protection for such transactions is ensured by applicable laws for real estate purchases and by the involvement of a notary public. Public financial aid for acquiring commercial buildings may be available under certain conditions.

> Acquisition through a property leasing agreement (very common)
In France it is very common for businesses to acquire industrial and commercial buildings by transferring ownership at the end of a long-term lease, generally from 9 to 15 years. Support for investment may be provided under certain conditions as a reduction on rental payments for these long-term leases.

> Acquisition by a Real Estate Partnership ("SCI")
A Real Estate Partnership ("Société Civile Immobilière", or SCI) is an independent legal structure that funds real estate space in order to make it available for your company. The share capital in an SCI is provided by people or companies, and has the advantage of protecting professional property in case of financial claims against your company. This solution may also offer tax benefits, since your company can deduct rent and related expenses from its taxable profits. Building acquisition fees incurred by the SCI are deductable if the SCI opts to be taxed as a corporation. This type of arrangement requires specialized legal counsel.

 Constructing your own professional building
Another option is to construct your own industrial or commercial building in France. Buildable land and zoning is described in local city-planning documents. We will be pleased to serve as your contact to help locate available property, obtain the necessary building authorizations: city-planning certificate, building permit, and, for commercial buildings, authorization to do business is required for building construction over 1,000 m² / 10,000 ft².
